Villa Moriano

Villa Moriano is an antique villa dating back to the 17th century, located 350 meters above sea level on a hillside, overlooking the tuscan countryside. The current owner maintained the original structure of the villa during its recent renovation. With 6 bedrooms this villa can accommodate up to 14 adults and 2 children. The villa is spread over four floors. When walking to the villa from the parking lot, you enter the villa on its first floor. The first room is an entrance/dining room, followed by an old stone kitchen, a service bathroom, a modern kitchen and a laundry room. Also on this floor there are two living rooms with fireplace (not working), one with direct access to the garden. The second floor is accessed through an internal stone staircase. The second floor comprises of two double bedrooms sharing a bathroom with tub, another double bedroom with ensuite bathroom with shower and a small study equipped with bunk bed ideal for two children, and a double bedroom with french bed with an ensuite bathroom with shower. A wooden staircase takes you to the third floor that comprises of a quadruple room with an ensuite bathroom with shower. From the first floor, where the dining room/entrance is located, an internal wooden staircase takes you to the ground floor, where you will find a kitchenette, a dining area and a bathroom with shower. This ground floor has direct access to the garden through a large door. From the garden you can reach a small apartment with a further double bedroom with ensuite bathroom with shower. The area surrounding the villa is about 1000 m2 and is a very well kept garden with crisp green lawn and fruit trees. In the garden, under an impressive oak tree, is a table and chairs ideal for al fresco dinners in the shade while enjoying the view. The fenced pool is situated in a panoramic position, about 30 meters from the property. Only a few steps away from the pool there is a wrought iron gazebo equipped with table and chairs. Also at guests disposal are sun loungers, umbrellas and an external shower. The surrounding land covers an area of about 44 hectares mainly dedicated to grapevines and olives following the classic tuscan tradition. P.S. It is possible to request to use the bunk bed. Next to the main villa there is a small apartment which is completely independent and is where the caretaker resides, a very reserved person who ensures the maintenance of the villa while respecting the complete privacy of its guests.
